I think you have a great villain, here. Greg is murderous and controlling, but also with flaws like a weak shot. He's a villain I love to hate!
I also like the world you've built up. Most people focus on when the zombie apocalypse happens, not afterwards. Though, this seems like somewhere inbetween, where people have found safe zones, but still have zombies to deal with.
